Student Housing

In addition to our direct HUD / FHA programs, Bedford Lending provides Agency, Bank, Bridge, and Conduit finance programs for the acquisition, refinance, new construction, and substantial rehabilitation of on-campus and off-campus student housing properties nationwide.

Terms include 75-90% LTV, 5 - 30 year fixed rates, low closing fees, abbreviated processing times (most loans take less than 90 days start to finish), and limited third party report costs. The majority of these loans are also non-recourse and assumable.

Eligible student housing properties must:
- Specifically cater to a student tenant base
- Preferably require 12 month leases with parental guarantees
- Not provide a food service (commercial space is eligible)
- Have a minimum of 1 bathroom for every 2 bedrooms
- Each apartment must have a separate full kitchen.
- Must be located within 2 miles of campus or a college bus route.
